Fewer homes sold across most Tomball- and Magnolia-area ZIP codes year over year in March, according to market data provided by local real estate firm The Renee Leslie Group.

Meanwhile, market data shows home prices are declining, and homes are staying on the market longer in the region.

More than 20 fewer homes sold in total in the five Tomball- and Magnolia-area ZIP codes in March compared to March 2023, a decline of 6.12% year over year.

Tomball ZIP codes 77375 and 77377 saw the greatest decline, each seeing a drop of more than 11% year over year. However, Magnolia-area ZIP code 77355 and Pinehurst-area ZIP code 77362 saw slight upticks in home sales.
By the numbers


The median price of homes sold dropped in three of five local ZIP codes, with 77362 seeing the largest decline of more than $162,000, or about 29% year over year.

Market data shows two ZIP codes—77355 and 77375—saw increases of about 7.5% and 2.3%, respectively.
In addition, three local ZIP codes also saw homes stay on the market longer year over year in March, with 77362 seeing the largest increase of 14 days, or a 19.4% increase.
One more thing

Of the more than 350 total homes sold in the five ZIP codes in March, more than 70% sold for between $250,000 and $500,000.

Only nine homes sold more than than $1 million, while about 10% sold for under $250,000, according to market data.
