Audubon sold 12 acres to Medistar Development to build three-story, garden-style apartments in Audubon’s 3,000-acre master-planned community in Magnolia at Hwy. 249 and FM 1488, according to a June 9 news release from Audubon.

The community has single-family homes underway, but the June 9 announcement is the first multifamily buildings, which will reflect the transitional style of the single-family homes to keep continuity throughout, according to the release.

“These luxury apartments have been part of the Audubon master plan from the very beginning and will further fulfill the need for housing in the area,” said Sam Yager, vice president of Audubon Magnolia Development, in the release.

There will be nine buildings totaling 300 units with construction anticipated to start at the end of 2022 and residents moving in during the first quarter of 2024, according to the release.

The apartments will have contemporary finishes along with gas appliances, and rent will range from $1,320-$2,050 per unit, according to the release.


“It is very unusual to have gas cooking available in a multifamily complex. We are also going to offer hydronic heating, making this a more energy-efficient development. These added features will set us apart,” said Avi Elfezouaty, senior vice president of development and acquisitions for Medistar, in the release.

In addition, according to the release, the garden-style apartments will feature a variety of amenities, including a pool, a fitness center, a business center with a coffee bar, outdoor grilling areas, charging stations for electric vehicles and a connection to the community's trail system.

“We are working with the developer, Audubon Magnolia Development, so our luxury apartment community will flow and be part of the larger Audubon community,” Elfezouaty said in the release. “Our green spaces incorporate a similar desire to bring nature and rich landscaping to the community so it naturally fits with the whole surrounding community."
