A new gated community of 39 single-family lots is being planned at the northeast corner of Quinn and Brown roads in Tomball. The 10.95 acres where the community would be located is undeveloped and heavily wooded.
The project will be managed through a partnership between Kendell Development Inc. and David Weekly Homes. Tomball City Council approved an ordinance rezoning the area to a Planned Development District at its June 3 meeting, allowing the project to move forward.
Kendell Development plans to start setting the groundwork with detention, utility and other foundational features within the next few weeks—a process that should last about eight months, said Kyle Phenix, with Kendell Development. Following that, David Weekly will begin building the houses, which should take another eight months.
"A good estimation at this point is that it will be about a year and a half before people can actually start moving into homes," Phenix said. "But nothing is set in stone right now."
The homes will likely range from 2,500–3,200 square-feet, Phenix said. He expects them to sell in the upper $200,000 and lower $300,000 range. Plans for the community also include an amenity area, open green space, sidewalks, curb and gutter streets and water features.
"The concept calls for an upscale gated community," Phenix said. "We share the common goal of positive growth with the City of Tomball and want to contribute to the overall success of the community."
