The total number of homes sold was down in four of five local ZIP codes covering the Heights, River Oaks and Montrose areas when comparing data from February 2024 to February 2023.

The median price of homes sold was also up in four of five local ZIP codes, though the change in two of them—the 77006 and 77007 ZIP codes—was less than 1%. The 77019 ZIP code saw a decrease of about 9.1% when comparing the two months, while the 77098 ZIP code saw an increase of around 11.5%.
Prices were also up in most local ZIP codes when comparing data from
January 2024 with January 2023.
The average number of days a home spends on the market before selling was down in all five local ZIP codes when comparing data from February 2024 with February 2023. February was the
third month in a row to see a lower average days on market in most ZIP codes.
About one-third of homes sold in February were sold within the $250,000-$499,999 price range, while another one-third were sold within the $500,000-$749,999 price range. Three of the 148 homes sold in February went for less than $250,000.
