The median price of homes sold was up in four of five local ZIP codes covering the Heights, River Oaks and Montrose areas when comparing data from January 2024 with January 2023. However, the increase was less than 6% in two of those ZIP codes, rising more starkly in the 77098 ZIP code, covering River Oaks.

At the same time, most local ZIP codes saw drops in the average number of days a home spends on the market before selling, with the 77098 ZIP code also seeing the largest drop in that metric when comparing January 2024 with January 2023. Homes sold in the 77019 ZIP code in January spent an average of 28 days on the market.
The trend continues one that was seen at the
end of 2023.
Trends varied in terms of the total homes sold in each ZIP code when comparing January 2024 with January 2023, with the 77007 ZIP code seeing the biggest jump and also the most homes sold. Total homes sold were down in 77006 and 77019 ZIP codes, covering Montrose.
The Houston Association of Realtors
reported Jan. 10 that single-family homes sales in Greater Houston dropped 12% in 2023 while home prices remained stable.
Most homes in the area continue to be sold for prices that fall within the $250,000-$750,000 range. About one-quarter of homes sold in January were sold for more than $750,000.
