Officials with Radom Capital and Triten Real Estate announced in a March 16 news release the two newest tenants that will join the grand reopening of the historic Swift Building in the Heights later this year.
Van Leeuwen Ice Cream and Leemoo bring the project to 80% leased ahead of its tentative late summer or early fall opening.

Leemoo is a Houston-based premium wellness brand and juice bar. The website boasts that the juices and smoothies made in store have no added sugars, seed oils, emulsifiers, additives or artificial sweeteners.
The menu includes smoothies such as the:
Sweet Escape, made with strawberry, peach, banana, mango, fresh-squeezed orange juice and house-made almond milk
Local Celebrity, made with pineapple, banana, spinach, lime, coconut cream and blended in coconut milk
Glowing Greens, with spinach, kale, parsley, mango, pineapple and blended-in freshly squeezed orange juice
Juices, wellness shots, acai bowls, chia pudding and elevated toasts are also available for purchase, as well as energy balls, refreshers, coffee and elixirs.
The Swift Building location will be the brand's third Houston location.

Van Leeuwen Ice Cream, founded in New York City in 2008, offers pints of ice cream in a variety of flavors, including strawberry, peanut butter brownie honeycomb, black cherry chip and Sicilian pistachio. Ice cream bars, sandwiches and scoops are also available. The shop sells vegan ice cream, as well.
The brand utilizes French-style ice cream made with more than double the amount of egg yolks as standard ice cream and is often known for its creative seasonal flavors and unique combinations, per the release.
Van Leeuwen will occupy approximately 1,300 square feet inside The Swift Building . It will be the brand's fourth location in Houston.

Renovations on The Swift Building broke ground in June 2025 and will offer more than 35,000 square feet of creative office space, along with 25,000 square feet of chef-driven food concepts and health and wellness tenants.
As of March 2026, tenants that have already been announced for the space include Van Leeuwen Ice Cream, Lemoo Health Bar, Merit Coffee and Escalante's. According to project filings by the Texas Department of Licensing and Regulation, Strong Pilates is also slated to take up roughly 2,500 square feet in the building.
Delivery of the space is planned for Q2 of 2026, with tenant openings planned for late 2026, per the release.
