Maykus Homes hosted an open house event for its new office April 25, and attendees got a tour of the incoming Shady Brook neighborhood in Grapevine. It is located on Shady Brook Drive between North Lucas Drive and North Scribner Street.

The project was approved by Grapevine City Council over a year ago. Hat Creek Development is the developer and Maykus Homes is the builder for the neighborhood.

Shady Brook will feature 44 homes, varying from 2,300-3,500 square feet. Nine homes have already been sold, said Cammie Schwarze, a representative of Maykus Homes, in an email. Prices range from $475,000-$650,000.

The location places homeowners close to downtown Grapevine and the new train station with easy access to the airport. Other amenities include over 2.5 acres of open space and walking trails.

Infrastructure for the development will likely be completed in the next six weeks, Hat Creek Development President Kosse Maykus said. He and his family also owns Maykus Homes. Maykus and his company is also rebuilding a portion of Shady Brook Drive.

The goal is to allow residents to move into these new homes in 4-6 months, Maykus said. Another grand opening event is expected to take place later in the year.

There is a lot of interest for new homes in Grapevine, Maykus said.

“Shady Brook is one of the last opportunities to get a new home in the heart of Grapevine near Main Street,” he said. “It’s an opportunity for people moving down from bigger homes, or otherwise, to get a home under $500,000 new in Grapevine, Texas.”
