The Frisco Planning and Zoning Commission approved the rezoning and site plans for a new development that will include a hotel, office and retail building on the northeast corner of Dallas Parkway and Ikea Drive.
The 88.2-acre property is located just south of the Dr Pepper Ballpark and just north of Ikea. The property currently serves as a portion of the parking for the ballpark.
The rezoning request would rezone the property to a planned development to include a hotel, office and retail space.
The area is master planned to be an entertainment destination to complement the ballpark, according to city staff.
The development would include one hotel by Sutton Hotels, three office buildings, four retail buildings, one retail/restaurant building and three parking garages. Plans include open green space and a Roughriders Plaza.
Commissioner Ed Kelly said he liked that that area is going to be redeveloped, but he did have some concerns regarding parking for the Frisco RoughRiders games.
City Planning Manager Anthony Satarino explained the parking garages would be used for office during the day, and parking would become available to the public in the evenings and weekends during ball games or other entertainment events.
The request will go before Frisco City Council for adoption at a later date.
