Construction on a downtown redevelopment project is set to start at the end of the year, according to a filing with the Texas Department of Licensing and Registration.

Richardson City Council members approved the redevelopment project at their Feb. 10 meeting after several Richardson residents spoke both in favor and against the project.

The 303,700-square-foot apartment complex will include 279 units and is located on Polk Street, near the intersection of S. Greenville Avenue and E. Main Street.

Additionally, the complex will be four stories with a five-story parking garage, according to the filing.

In order to build the apartment complex, numerous properties will be demolished and removed, including:
  • Four commercial buildings, including Staycation Coffee
  • Three undeveloped properties
  • Two parking lots
  • One residential property


However, Staycation Coffee closed in September instead of relocating as originally planned due to a “myriad of things [that] shifted behind the scenes,” according to a social media post from the business.

The project will also close McKinney Street from Polk Street to Kaufman Street, according to city documents.


The multifamily complex was allowed by right but included design changes that required city approval, according to city documents.

The complex is being developed by High Street Residential, which is a subsidiary of Trammel Crow Company.
