A new wellness center that will include The Nest is planned within Richardson’s Core District—an area that includes the Chinatown, Downtown, Heights, Interurban and Lockwood neighborhoods.

The Richardson City Plan Commission recommended approval of a special development plan for a mixed-use health and wellness district during the Aug. 7 meeting. The district is planned for property located near the intersection of East Kaufman Street and South Texas Street.

The big picture

Senior Planner Derica Peters said the development plan includes a main building, which will include prenatal wellness facility The Nest and six other multi-tenant spaces. According to city documents, there are also plans for an 11,000-square-foot courtyard that can be used for outdoor classes and gatherings.

Courtney Gowin, owner of The Nest in Addison, said around 80% of the wellness center’s patients live in Richardson. Other businesses within the district would mostly focus on providing complementary health and wellness options, she added.


“It’s our vision to work with the city to host events and come together around mothers,” Gowin said.

The approach

Per city documents, there are six buildings around the courtyard, each with about 2,000 square feet of space.

David Harrel, chief executive officer of the Harrel Group, who is working with Gowin, said the plan is to divide each bungalow into 1,000-square-foot spaces, which are ideal for local small businesses.


“What Courtney is bringing to the market has been a need that I have seen for years now, something that will continue to bring people to the downtown district,” Harrel said. “We hope to bring something other than a restaurant to do in the Core District, which is currently lacking.”

What’s next?

Richardson City Council is expected to consider the special development plan for the wellness district during the Aug. 26 meeting.

Gowin said she and the development team have the funding for the district and are eager to move forward as soon as possible.
