A mixed-use development in Richardson, Block 24, could soon get more apartments.

Richardson City Council approved an amendment to the development regulations for the mixed-use development to allow for 15 additional apartments during the July 22 meeting.

The overview

Dallas-based Tonti Properties plans to repurpose existing unused or underutilized office and storage spaces into apartments, Senior Planner Derica Peters said. According to city documents, the new maximum of apartments in the mixed-use development would be 410, compared to 395.

Adam Auensen, vice president of acquisitions and development at Tonti Properties, said the company is in the middle of a $5 million investment to update the complex. The plan for some of the additional units includes efficiency apartments—spaces where there is no clear boundary between a living room and bedroom.


Based on estimates provided to city staff, the additional apartments’ areas will be between around 400 to more than 1,200 square feet.

What else?

As part of the additional units, Tonti Properties is updating the filed site plan with the city to reflect the addition of a dog park.

Auensen did not provide a timeline for when the new apartments might be constructed. City officials previously informed the Richardson City Plan Commission during the July 2 meeting that the units have not been designed yet.
