More housing, retail coming to UT Dallas-adjacent development Northside

Construction is underway on more housing at Northside, the mixed-use development located just north of The University of Texas at Dallas.

Phase 3 adds new town homes and apartments, bringing the total number of beds at Northside to 1,870, according to Brent Miller, principal at Wynn/Jackson, one of three development partners.

Other companies involved in the development of Northside include Balfour Beatty Campus Solutions and equity partner STAR Infrastructure Fund, Miller said.

Unlike the second phase of development, the new buildings will not contain four-bedroom apartments. Town homes in Phase 3 contain three bedrooms, while apartment floor plans offer between 1-2 bedrooms, Miller said.

The opening of Phase 3 will align with the start of the 2020 fall semester at UT Dallas. However, Miller pointed out all housing at Northside is also open to the public.

Calvin Jamison, vice president of facilities and community development at UT Dallas, said he expects an influx of non-student renters once construction is complete on the Silver Line, the new Dallas Area Rapid Transit rail service that will include a stop at Northside. The rail line should be operational by 2022.

A fourth phase of residential is in the design phase, Miller said. At full build-out, Northside will include about 2,550 beds, Miller said.

Northside’s retail offerings are also in the midst of an expansion. Developers are working on the interior finish on a 3,300-square-foot building that will include Starbucks and a restaurant. Miller said the restaurant tenant is still to be announced.

Current tenants include 7-Eleven, Delish Bubble Tea, Pinto Urban Thai Diner, Chopped Halal Grill, Jimmy John’s, American Tap Room and Northside Drafthouse & Eatery. Miller said his team is targeting a beauty or nail salon to lease the empty 1,870-square-foot space next door to 7-Eleven.

Another 3,300-square-foot retail pad remains undeveloped, Jamison said. Once complete, Northside will include roughly 30,000 square feet of retail and restaurant space.
