A proposed 64-acre office warehouse development could be coming soon to Prosper.
Prosper Planning and Zoning commissioners discussed and approved a preliminary site plan at a March 25 meeting for a project featuring several office and warehouse buildings near the intersection of Dallas Parkway and First Street.
What you need to know
The development would include five office and warehouse buildings totaling nearly 711,000 square feet, according to town documents.
Will Mundinger, representative for developer Crow Holdings, said the project would be similar to Blue Star Land’s office warehouse development in north Frisco.
“These are not distribution buildings,” Mundinger said. “[If] you drove by, [it] would feel more like a value office building than it would a warehouse. They’re very common in the northern DFW suburbs.”
Mundinger said each building is expected to house several tenants, with a mix of office and warehouse uses. About 20% of the space would likely be used for office tenants, with the remaining geared toward warehouse and light industrial uses.
The discussion
Several commissioners had concerns about the building planned closest to the tollway as it serves as a gateway entrance to Prosper.
“That’s the entryway into Prosper,” Commission Chair Damon Jackson said. “It’s the first thing you see.”
The project is also located within one of Prosper’s seven tollway development subdistricts, specifically in the First Street neighborhood, as outlined in the town's new tollway development standards.
Prosper Town Council recently adopted the new standards in February to help create a more cohesive vision for future development up the tollway. Under the standards, the project site is designated for a future retail village and mixed-use village.
Commissioner Josh Carson said he would prefer to see the building closest to the tollway have more of a mixed-use or retail use, as it’s the “gateway from the south into Prosper.”
“This use is a little concerning in this particular area of Prosper,” Carson said. “What feels right on Preston [Road] doesn’t necessarily feel right on the tollway.”
One more thing
Town officials are working to identify the town’s next phase of development as construction on the tollway progresses. Construction on the Dallas North Tollway expansion from US 380 to FM 428 is currently projected to open in fall 2027, per the project’s website.
