From a denied senior living facility to a proposed five-building office warehouse project, check out some recent development updates in Prosper and Celina.

1. New 711,000-square-foot office warehouse project proposed near Dallas Parkway in Prosper

A proposed 64-acre office warehouse development could be coming soon to Prosper.

Prosper Planning and Zoning commissioners discussed and approved a preliminary site plan at a March 25 meeting for a project featuring several office and warehouse buildings near the intersection of Dallas Parkway and First Street.

The development would include five office and warehouse buildings totaling nearly 711,000 square feet, according to town documents. Will Mundinger, representative for developer Crow Holdings, said the project would be similar to Blue Star Land’s office warehouse development in north Frisco.

2. 39-acre office, retail and hotel development proposed off US 380

A new 287,850-square-foot mixed-use development is under consideration in Prosper.

Prosper Planning and Zoning commissioners approved a conceptual plan for the development at their April 14 meeting.

The 38.5-acre development is located in the northeast corner of the Coit Road and University Drive intersection. The proposal includes 18 buildings with a full-service hotel, office buildings and several restaurant and retail buildings, according to city documents.

3. Celina officials deny proposal for downtown senior living facility

Plans for a proposed senior living facility in downtown Celina are on hold after city officials denied a proposal modifying several city design standards.

Celina City Council voted at an April 14 meeting to deny the requested changes.

The applicant requested several changes to the city’s downtown code, including increasing the maximum building height from three stories to five and allowing a different building type. Plans for the project included a five-story, age-restricted independent living facility with a structured parking garage located on the southern portion of the property.

4. Celina eyes 113-acre land trade with Prosper ISD

A land swap between the city of Celina and Prosper ISD could move forward in the next several months, potentially resulting in a nearly 300-acre park off Smiley Road.

At an April 14 meeting, Celina City Council authorized the city to move forward with the potential land trade agreement, involving the city, PISD and developer Tellus Group.

Under the proposed deal, Celina City Manager Robert Ranc said the city would trade about 113 acres of city-owned parkland to PISD for a future high school site near the Smiley Road and Carey Road intersection.

Additionally, PISD would give Tellus Group their property at the intersection of Teel Parkway and Parvin Road for a future single-family home development, Ranc said.

In exchange, the city would receive roughly 107 acres of land off Smiley Road from landowner Merritt/Thornton Farm, a partnership tied to the nearby Mosaic master-planned community developed by Tellus Group. Ranc said the property could be combined with nearby land to create a park totaling about 296 acres.
