The former Celina Masonic Lodge will be redeveloped in downtown.
Celina City Council unanimously approved a development agreement with CJS Family Properties, LLC for redevelopment of the site at 139 N. Ohio St. The approval came during council’s Oct. 13 meeting.
The overview
The site has mostly been deconstructed in anticipation of new development, said Anthony Satarino, Celina Economic Development Corporation president.
“The concept is to go to two stories with this project,” he said. “The first floor would be for retail space, the second floor would be for office [space].”
The new concept plans for 1,200 square feet of retail on the first floor, Satarino said.
The agreement will reimburse the developer $750,000 as long as they complete a specific scope of work including:
Complete renovation and remodel
Construction of a second story
Installation of a limited-use elevator
Installation of a fire sprinkler system
Installation of a new sewer line to replace the shared cast-iron sewer currently running from the adjacent businesses
The cost
Funding for the project will come from the city and the CEDC as the developer hits specific milestones.
The city of Celina will reimburse the developer $75,000 for qualified expenditures including:
$25,000 upon obtaining a certificate of occupancy by December 2027
$25,000 on the one-year anniversary of receiving the occupancy certificate
$25,000 on the two-year anniversary of receiving the occupancy certificate
The CEDC will mirror those reimbursements to the developer for the same timeframe.
Satarino said the office and retail spaces must remain active for the full term of the incentive agreement.
The CEDC board approved the agreement 7-0 at its Oct. 6 meeting.
