City officials are working with developer Prime Healthcare Properties and medical system Texas Health Resources to expand healthcare options for Celina residents.
Celina City Council approved an economic development agreement with Prime Healthcare Properties for two medical office buildings on Preston Road at an Oct. 13 meeting.
One of the buildings will serve as medical office space for Texas Health Resources, according to a presentation by Celina Economic Development Corp. President Anthony Satarino.
The development represents an estimated $18.35 million investment, and the developer expects the project will create 64-80 jobs, Satarino said.
The details
Prime Healthcare Properties will build the offices along Preston Road south of FM 455, near Lamar National Bank and SouthState Bank, per Satarino’s presentation.
The buildings will add a combined 32,900 square feet of office space, according to the proposed site plan.
Texas Health Resources will have offices in a 16,281-square-foot building and the second building will house an additional 16,616 square feet of medical office space.
The project will be geared toward specific medical specialties such as:
Orthopedics
Sports medicine
Cardiovascular care
Urology
Oncology
Gastroenterology
The conditions
Prime Healthcare Properties will receive up to $1.4 million in city assistance for the project, according to the economic development agreement: a $1.3 million roadway impact fee credit and a $100,000 permit fee grant.
The developer must invest at least $14.5 million in the project and create at least 42 full-time equivalent jobs to be eligible for the assistance, according to Satarino’s presentation.
The project also has to meet certain construction deadlines:
Secure a construction permit by Dec. 1, 2026
Break ground by Jan. 1, 2027
Obtain a certificate of occupancy by Dec. 1, 2028
“This is really just the next step when we’re talking about building Celina out for the next 10, 20 years,” Mayor Ryan Tubbs said.
