Plans for a proposed townhome development at Austin Ranch remain under review after Plano Planning and Zoning Commissioners postponed a zoning change request required for the development.

At their Aug. 18 meeting, commissioners voted to table the request until Oct. 20 to allow the developer more time to incorporate community feedback into the proposed concept plan.

The gist

The developer, Trammell Crow Company, is asking for a zoning change for 3.3 acres from agricultural to single-family residential, with a paired concept plan for townhomes on 2.3 acres of the land.

The development, located near the southwest corner at Windhaven Parkway and Midway Road, was initially proposed to include 16 single-family townhomes, according to city documents.




Senior Planner Molly Coryell said the developer submitted changes to the concept plan over the weekend in response to community feedback, including the following:
  • Rerouting the proposed alley to not have access to Red Wolf Lane
  • Adding screening from the alleyway
  • Reducing the proposed townhome units from 16 to 15 to include five units in three buildings, rather than four units in four buildings

Plano received 81 responses to the proposed zoning change as of Aug. 19 on the city’s zoning case response website, with only three individuals responding in favor.

The majority of nearby residents’ concerns are related to increased density and traffic in the neighborhood, specifically on Red Wolf Lane, and potential negative impacts on their property value.


Commissioner Michael Bronsky said it was good to see developers and residents working together to reach a compromise for both groups.

“I find it encouraging for our developer to be continuously listening and our citizens to be reasonable in what they’re asking for to help us move forward,” Bronsky said.
