During an Aug. 12 meeting, McKinney’s Planning and Zoning Commission recommended approval of the permit request for a fuel station located at the southeast corner of Coit Road and Virginia Parkway. The action will be forwarded to McKinney City Council on Sept. 2 for consideration and final action.
If approved by council, the specific use permit would reduce the required setback from 250 feet to 230 feet with any adjacent residential use or zone, said city planner Stewart Starry. The convenience store itself would total 5,192 square feet, according to a city document.
The details
The proposed location is surrounded by commercial uses to the north, east and south. A single-family residential development is underway across Coit Road in Frisco.
Plans for the fuel station include six gas pumps and a convenience store located on the east side of the site, according to a zoning exhibit. The convenience store will offer food, coffee, energy drinks and more, according to a letter of intent.
As part of the request, the applicant is proposing to enhance landscaping along Coit Road by increasing the number of trees planted along the road. Staff are recommending approval of the specific permit use request since the fuel station aligns with existing uses in the area and will complement future development, according to the city document.
