The 52-acre project is currently under construction, with the project’s first and second phases already open to the public, officials said. When it’s finished, the development will feature 500,000 square feet of retail and restaurant space, and 55,000 square feet of residences, including luxury apartments.
The big picture
As the first phases have opened to the public, so have several businesses, including OrangeTwist, Velvet Taco and Chewy Vet Care. OrangeTwist Center Director Taylor Turano, who has lived in McKinney for 10 years, said the city doesn’t have anything like West Grove.
“People are just excited about the development in general,” she said. “It’s been interesting and exciting to see people walking around.”
The project comes from Dallas-based De La Vega Development and has been under construction since the first quarter of 2023 when infrastructure work began. Annmarie De La Vega, executive vice president and chief brand officer, said construction will consist of three phases.
“All on-site and off-site infrastructure is in place,” she said in an email. “The major components of the project have been delivered and development is progressing in alignment with the original vision and strategy.”
Some tenants, including grocery chain Whole Foods, are actively working on interior build-outs.
About the project
The location selected for the West Grove project was highly strategic, De La Vega said.
“It sits at the front door of [Stonebridge Ranch] and at the center of rapid growth north of [US 380],” she said. “Simply put, the site checked all the boxes.”
West Grove was intentionally designed for the community, De La Vega said. Project officials conducted studies to understand what the neighborhood wanted, and development was shaped to reflect local character, she said. Once completed the project will feature:
- 420 luxury residential units
- 500k square feet of retail space
- 2-acre park
- 55K square feet of office space
Assistant City Manager Jennifer Arnold worked as McKinney’s planning director when the West Grove development underwent the city planning process.
“It’s exciting to see that they’ve been able to deliver on the things that were only a vision in [their] head five years ago,” she said.
The general public is now looking for experiences when they go out to eat or when they go shopping, Arnold said. The West Grove development is adding a mix of retail, restaurants and office space with open space integrated throughout the property, she said.
“It creates a space for folks to be able to go do multiple things,” Arnold said.

De La Vega said officials are planning the third phase with construction expected to begin in 2026. The multifamily portion of the project, which is being developed by Millhouse Residential and will feature luxury units averaging 1,000 square feet, is already under construction with delivery expected in winter 2026, De La Vega said.
