The development is planned across 13 acres at 300 Freeport Parkway, according to city documents. City council's approval rezoned two properties into one lot.
Council approved the plan with a 6-1 vote with Mayor pro tem Kevin Nevels voting against.
The details
According to the site plan, the site contains two properties, one east of Freeport Parkway and one 2,300 feet south of Sandy Lake Road.
One property currently has a residence on it while the other larger site has an existing building and conference center. Both sites are proposed to be redeveloped with a larger industrial building, per city documents.
The 186,143-square foot building will have a trucking area with 55 overhead doors and over 230 parking spaces. The building will be capable of housing one or multiple businesses.
A residential neighborhood borders the building site to the north with over 500 feet of space between the houses and the proposed building. City officials said that the tree line will remain intact as a buffer between the building and residential area.

Additionally, the height of the building should not eclipse the tree line much due to the slope of the land and the distance between the properties. The building's apex is estimated to be around 43 feet tall on one side and 39 feet tall on the side nearest to the residential area.
Officials said that city ordinance precludes buildings from exceeding 35 feet in height if they are within 150 feet of a residential property. Coppell's Planning and Zoning Commission requested permission from council to allow the building to exceed this height. The tallest part of the proposed building will be the tallest portion, officials said.
Representatives from Langan Engineering and Environmental Services, who are leading the project said most of the building is around 36.5 feet tall and that the extra height is relegated to the end caps.

The property has an existing tree preservation easement which will remain along the northern and eastern side of the property.
The developer will also be preserving trees along the southern property line and anywhere else possible. According to documents the developer will be paying approximately $637,250 in tree mitigation fees for the development.
Per the site plan the developer projects planting 98 trees around the perimeter and on parking islands.
