Grapevine City Council approved a one-year design overlay extension for a planned townhome development located just west of Dallas Fort Worth International Airport. The design overlay enables the development, called the Reserve at Bear Creek, to deviate from required lot size, lot width, lot depth and more, according to a staff memo.
The Reserve at Bear Creek is located on nearly 14 acres and plans for 69 townhomes. Developers behind the project requested the extension to continue addressing required public improvements before filing building permits, according to the memo.
The background
Grapevine City Council approved zoning and a design overlay for the development in 2018. After the overlay expired, council members approved a new design overlay for the same project in 2024.
The proposed townhomes will be three stories tall totaling 38 feet, according to a staff memo from March 2024. Plans for the property include a pool and amenity center.

Council members approved the action as part of the March 18 meeting’s consent agenda. The consent agenda included 13 items and was approved unanimously by the council. Items included purchase agreements for equipment and contract renewals for services.
