Simply put, it’s a numbers game. In order for a grocery store to come into an area grocers must feel like there are enough customers for the store to flourish.
Grapevine economic officials said when potential grocers look at the radius around the Grapevine Mills area they feel there are not enough people, as Lake Grapevine and the highway take up a big portion of that radius.
To determine if there are enough people, most grocers calculate the rooftops in the area.
Although there are some apartment complexes in the area and some currently under construction, in developers’ eyes those rooftops do not account for as much as the rooftops for single-family developments.
However, Grapevine officials said finding a grocer to come to that side of town is a high priority of theirs. A smaller, niche grocery store is what officials are saying is most likely to work in that location.
