Take a look at some of the newest housing developments in the Grapevine, Colleyville and Southlake areas that are under construction or were recently approved by respective city councils.

Colleyville: Park Hill

Project: This is a 16-lot development with 0.5-acre custom-built homesites starting at $2.5 million, said Jerrod Goff, community manager at Graham Hart, the developer.

Update: Twelve lots are remaining on the site, Goff said.Colleyville: Holt Farms

Project: Holt Farms is the construction of 10 homes on 11.8 acres southeast of the intersection of Bandit Trail and John McCain Road. The neighborhood will have upscale custom-built houses developed by Calais Custom Homes starting at $2.5 million.


Update: The City Council approved utility and infrastructure plans Nov. 5, and utility work begin late December or early January, with home construction anticipated to begin in the third quarter of 2026.Southlake: Linmar Estates

Project: A 10-lot development on 10.8 acres will feature lots ranging from 25,000 square feet to 54,000 square feet, and houses will be between 5,000 square feet and 9,000 square feet. There are also 2-plus acres of dedicated open space and a landscape easement, according to the Calais Custom Homes website.

Update: Calais Custom Homes is building all 10 of the lots, according to co-owner and managing member Paul Rostron. He said only four of the original six lots are available, as of Nov. 13. He said most of the utility work is done, and construction will start early next spring. The subdivision with entirely custom homes should be finished by 2028, Rostron saidGrapevine: Oak Hills Plaza

Project: Grapevine City Council approved a 21-lot development during the Aug. 15, 2023, meeting. It will be located near the Glade Hill and Stone Bridge Oaks neighborhoods. Seventy-five percent of the lots will be at least 5,500 square feet, according to previous reporting.


Update: In late fall, portions of the frontage road on SH 360 were closed due to the construction of a roadway entrance from the subdivision. The project is being done by Jake Born and his brother, Josh Born, who run 360 Land Partners, according to previous reporting.

Southlake: Shady 21 LLC (unnamed development)

Project: Owner Rama Gullapalli, Shady 21 LLC, plans to build a 27-lot single-family housing development between Shady Oaks Drive and SH 114. Five of the lots will have a minimum size of 30,000 square feet, while the other 22 will have a minimum of 20,000 square feet.

Update: Southlake City Council approved a zoning change from office commercial to medium-density residential and then approved the site plan at the Oct. 21 meeting. Some of the stipulations included a gated entrance off SH 114 with exclusive use by residents and emergency service vehicles, 33% tree retention and landscaping in the buffer yard along Shady Oaks Drive.
