A three-story medical office building will be coming next to Methodist Southlake Medical Center.

A site plan for the building at 451 E. SH 114 was approved by the Southlake City Council during the Feb. 4 meeting. A 32,116-square-foot free-standing building will be constructed to the east of Methodist Southlake Medical Center.

The gist

The plans had been altered since the project originally was approved by the city council on July 17, 2007, which initially had a connection from the office building to the medical center, which was named Southlake Regional Medical Center at the time, according to city documents.

The original plan called for a six-story, 90,000-square-foot building, which has been scaled back to the now-approved building. The property encompasses 2.65 acres, according to a presentation to city council.


The owner of the development is Southlake Land Holdings, LP, with an address listed in Plano, according to city documents. The Tarrant Appraisal District website states the land had a market value of $630,949 in 2024.

No timeline was given for the start of the construction.

A closer look

Dennis Killough, Southlake's director of planning and development services, said there were traffic concerns for this project, which led to a 5-1 vote for approval by the planning and zoning commission.


Council Member Frances Scharli also questioned the parking issues with the new development, asking if patients who go to the new medical office building could use the Southlake Methodist parking garage.

Skylar Lyle, associate civil engineer with Baird, Hampton & Brown Engineering & Surveying in Grapevine, said there will be a sidewalk that connects to the parking garage and will have pedestrian access.
