The latest real estate data shows year-over-year increases in home inventory and median sales price for some North Texas counties during January.

The big picture

Collin County Area Realtors data shows the area remains a seller's market. Months supply of homes rose to 2.4 months in Dallas County, with Collin, Denton and Tarrant counties seeing lower figures than Dallas County.


A market is considered balanced when about six months of housing supply is available.

By the numbers


Collin and Tarrant counties saw a decrease in median home sales price compared year over year. The median home price in Dallas County increased by nearly 10% compared to January 2023.


More than 7,000 new listings were added to the market across all four counties. Dallas County saw the most homes added during January, followed closely behind by Tarrant County.


Nearly 5,500 homes went under contract across all four counties in January. Tarrant County’s real estate market led the way with about 1,600 homes reported under contract during the month.


Dallas and Tarrant counties together saw more than 8,000 houses on the market in January. Each county except for Denton County saw an increased inventory compared to January 2023.
