Japanese department store Teso Life will soon be coming to the Frisco Ranch shopping center off Warren Parkway and Preston Road in Frisco.

The Frisco Ranch shopping center is planning to add 23,829 square feet of business space across from 99 Ranch Market. Teso Life will occupy a 10,385-square-foot building alongside three future tenants, according to plans from developer NewQuest Properties for a Phase II of the development.

Heather Nguyen, a development partner with NewQuest Properties, said Teso Life will take over the former space of Stereo East Home Theater on Warren Parkway after “major renovations.” The Teso Life website lists a Frisco location at 9292 Warren Parkway, which is the shopping center's address.

“That will be another anchor for our center," Nguyen said. “It's like bringing a little Japan boutique to the city of Frisco.”

An open green space outside the new businesses is also planned.


Teso Life currently has a location in Carrollton near another 99 Ranch Market and other Asian businesses and restaurants. The brand was founded in May 2017, according to the Teso Life website. Teso Life coordinates with Japanese suppliers to provide “high quality, diverse, convenient products,” the website stated. The company is headquartered in Queens, New York.

Nguyen said the project has been submitted to the city of Frisco for review.

"We are projecting Teso Life to open late summer of 2022," she said.
