Frisco City Council approved a permit for two new buildings at its July 1 meeting. The buildings will include office, warehouse and distribution center space.
The details
The two buildings will total 180,400 square feet and sit on the northwest corner of SH 121 and Custer Road. They will be built and oriented so that trucks dock internally and are hard to see from nearby roads, trails and parkland.
There is parkland to the north of the property, as well as a trail to the east.
Open space will be included in the development, per requirements by the city. There will be open space on the eastern side of the site where it will border Frisco’s trail along West Rowlett Creek, according to city documents.
An overlook deck, game tables, planter beds, seating and a pollinator garden are all proposed for the open space, which will cover about 2 acres of the property.
What they’re saying
City Council member Angelia Pelham said at the July 1 meeting that she previously voted to deny the project.
“I was just concerned about the look and feel of 121 and not loading that with a bunch of warehouse facilities that had trucks coming and going,” Pelham said.
She voted in favor of the project, along with the rest of the council, saying she now supports it because she believes the developer will bring quality buildings to the space.
“As we grow, we need high-end industrial office and distribution locations,” Pelham said.
The background
The applicant behind the project originally filed for the permit in April 2024.
The planning and zoning commission recommended approval of the permit in a 4-2 vote but it was denied when it went before city council.
The permit was denied by the council in 2024 in a 4-3 vote. Some on council felt at the time that the land was not appropriate for such a project. Some council members also wanted to wait for the 2040 Future Land Use Plan to be completed to see what uses are recommended on the property.
The 2024 Future Land Use Plan has since been adopted.
