Frisco’s Wade Park project area along the Dallas North Tollway could soon see new action after initial plans to create a 175-acre development with retail, restaurants and offices had stalled in 2017.

The Frisco Planning and Zoning Commission approved a conveyance plat on Oct. 25 that lists several buildings for retail, residential and restaurant uses on about 112 acres at the southeast corner of Dallas Parkway and Lebanon Road, according to a staff report. The plat conforms to a site plan that staff approved Sept. 27.

A conveyance plat is a record of property approved by the city for the purpose of sale or conveyance in its entirety, according to Frisco’s conveyance plat checklist.

The project was stalled by the bankruptcy of the former developer, Thomas Land & Development, and liens of more than $23 million. Relics of the project include incomplete building shells and the hole that was dug out for an underground parking garage.

In 2021, developer JVP Management and architecture firm Torti Gallas + Partners presented early plans for “Project X,” a proposed 112-acre development meant to replace the failed Wade Park project. No start date on Phase 1 of that project was shared at the presentation, though there was speculation that it could begin by 2023.
