Part of a planned development in west Frisco was rezoned Nov. 1 to include an office district at the southwest corner of Stonebrook Parkway and Legacy Drive.

Frisco City Council approved the rezoning ordinance and directed City Manager Wes Pierson to execute a developer agreement with the property owner to establish building codes and material standards on the property. The 5.6-acre site was rezoned to allow for low-intensity office and professional uses.

The site was previously zoned for single-family lots with a specific-use permit for a licensed child care center. As neither of those lots have been developed, the applicant requested to rezone the site, according to a staff report.

The city’s future land use plan designates the site for suburban uses. The zoning request complied with the city’s future land use plan based on criteria provided by Frisco’s comprehensive plan, according to a Frisco Planning and Zoning Commission staff report.

The applicant held an homeowners association meeting in July before submitting the zoning request, according to the report. Residents asked questions about building elevations and development timing.

Based on Frisco’s zoning ordinance, any one-story building developed on the site would be limited to 30 feet tall and any two-story building within 60 feet of single-family lots would be limited to 40 feet tall. Any permitted development would also use landscaping requirements and buffers, such as a brick wall.

The site is located next to the Edgestone at Legacy neighborhood, which features more than 650 single-family and patio homes on about 400 acres west of Legacy Drive.
