A new daycare could be coming to Flower Mound.

At its Nov. 11 meeting, the Flower Mound Planning and Zoning Commission unanimously recommended approval of a request for a specific use permit for a 10,765 square-foot daycare located east of International Parkway and south of Lakeside Parkway.

The overview

The applicant, Shai Patel, is proposing the daycare be open from 6:30 a.m. to 6:30 p.m. Monday through Friday. According to city documents, the proposed daycare is expected to be a Kiddie Academy.

The 1.56 acre lot the daycare would sit on is currently undeveloped and zoned for campus commercial uses. Under these uses, a specific use permit is required to set up a daycare center on the lot. An additional 4,386 square feet on the property will be reserved for general office or retail uses.


The details

The required number of parking spaces for such a project is 65. However, the town allows a 20% deviation from required parking minimums, so Patel asked to provide 52 spaces. Queuing for pick-up and drop-off would not be permitted at the location. The development would also include an outdoor play area surrounded by a minimum 4-foot tall wrought iron fence.

Planning and Zoning Commissioner Gregory Schultz said that it seemed the project met all of the town’s standards during the meeting.


“Looks like it’s going to be a fine facility,” he said. “My only concern up front would have been with parking queuing.”

But because queuing won’t be allowed and the applicant submitted a traffic study, Schultz said, “There should be no issues."
