Members of the Highland Village City Council approved an amendment to the current zoning of 102 Barnett Blvd. during their regular meeting on Sept. 10.

The details

According to a city news release, developer DJB Development requested a zoning change for a development called Magnolia Village. The development would consist of 25 lots on just under four acres of land. The amendment changed the zoning from SF-40, which according to a city website is a zoning classification for a single-family residential district with a minimum lot size of 40,000 square feet, to a planned development district for patio homes.

A closer look

The news release states that the development must include the following:
  • A masonry wall along the eastern portion of the property line
  • A five-foot sidewalk on the eastern property line
  • Two enclosed parking spaces for each dwelling
  • The preservation of existing trees on the western property line
  • A homeowner's/property owner's association to maintain the common areas
The news release states council also added two amendments to the ordinance to include a 20-foot distance between the garage face and the edge of sidewalk and the east screening wall, in addition to constructing a fence on the western side of the property before issuance of any building permits.


The amendment was approved by a vote of 6-1 with council member Rhonda Hurst being the lone dissenter.
