A subdivision site plan for Havenwood, an over 200-home development in west Flower Mound, has received approval.
Flower Mound Town Council unanimously approved a subdivision site plan and tree removal permits for the first 87 homes in Havenwood during the March 2 meeting.

Toll Brothers is set to develop Havenwood, which is a 447-acre residential development. The subdivision site plan covers the first phase that will include 87 homes, according to town documents.
The development is located south of Cross Timbers Road and is bordered by Shiloh Road to the west and Scenic Drive to the east. Havenwood was initially approved in May 2024, and it will be built out in four phases.
Havenwood can have up to 222 residential lots, per town documents.

Additionally, the developer will be required to establish the limits of the Federal Emergency Management Agency and town floodplains, respectively, for the full development when conducting the study for the first phase.
“FEMA identifies the area that is considered floodplain today,” said Lexin Murphy, Flower Mound’s director of development. “The town takes a broader look and looks at how much area would become floodplain once the area around it is fully developed.”
Construction within the floodplain will also be limited to private trails, retention ponds, grading and roadways with utility crossings, which is what the town will allow, Murphy said.
The developer will also have to align the future intersection of Deer Hollow Trail and Scenic Drive to meet future traffic needs.
“We’re trying to come up with an alignment that’s as flexible as possible so that whatever you decide is the right time and alignment for this, it accommodates that,” said Mike Boswell, vice president of land development for Toll Brothers.

Council also approved a supplemental tree removal request that will allow the developer to remove three additional trees in the area for the first phase, according to town documents.
