Grocer H-E-B could occupy 22.86 acres within the Furst Ranch mixed-use development after approval of an updated parking ratio.

Flower Mound Town Council unanimously approved the parking ratio that would include 733 parking spaces for a 110,000-square-foot store at its May 5 meeting.

“I just don’t think you can get here soon enough,” council member Ann Martin said.

The details

The updated parking ratio is based on having one parking space per 150 square feet of space, Director of Development Services Lexin Murphy said. The default parking ratio within Furst Ranch is 1 parking space per 250 square feet, according to town documents.


Under the unchanged ratio, the grocery store could have had 440 parking spots, but could have been as high as 528 spaces under the town’s allowable 20% deviation, Murphy said.

A traffic impact analysis of other area stores parking usage, including ones in Alliance, Frisco and Plano, was conducted to help prove the need for the 733 spaces, said Jonathan Kerby, a Kimley-Horn civil engineering consultant working on the project for H-E-B.

Based on a preliminary concept plan for the potential H-E-B, the store would total 110,000 square feet and include a fuel station. Murphy said the proposal also complied with town regulations that require one additional tree planting for every 10 parking spaces added.

Becca Wang, H-E-B’s predevelopment services manager, said that there is no timeline for the store, but the company is in discussions with Furst Ranch about using the property. The project has been moving forward as H-E-B continues to evaluate the site, she added.

“We have not closed on the property, we are very close to,” Wang said. “We’ve been having communications with the Furst Ranch community for quite a while. We’ve been working with them on what’s the best plan and best use for this whole project.”

The planning and zoning commission previously unanimously recommended approval for the new parking ratio at its April 28 meeting.

Additionally, town staff administratively processed the transfer of about 8.8 acres planned for the mixed-use neighborhood subzone in Furst Ranch will be reallocated for the mixed-use transition zone, Murphy said.


What’s else?

Wang said that there is no timeline for the store at this time, but H-E-B remains in contact to develop within Furst Ranch.

“We have been having great communication with them and it is moving forward,” Wang said.

Martin added the potential H-E-B within Flower Mound will provide residents with something they have been asking for within town.


“It is such a fantastic concept,” Martin said. “I think it will do amazingly well here.”
