On Jan. 21, Argyle Town Council approved a proposal from Ramel Company for project and construction management services not to exceed $42,600.
Their proposed timeline includes two main phases lasting a total of 11 months, according to city documents.
Their first phase, lasting four months, involves finding a civil engineer for the project and facilitating site surveys to include a topography survey, utility survey and traffic impact assessment.
The second phase, lasting seven months, involves hiring a design firm and establishing a site plan to include building placement, potential building growth, utility infrastructure distribution, phasing of facility construction and building renderings.

“I think one of the things that we have not done a good job of in the past is to pay for the services of project management and construction management, and we try to keep things in house, or we try to do things ourselves,” said council member Cynthia Hermann.
“And I think that sometimes it ends up coming back to bite us, because we're not experts in those types of things. And so, you know, having ... this person over the project management, especially as something long term and multi phase makes sense to me, and it gives me a reassurance, knowing that it'll be done correctly. So I am, you know, happy to work towards that.”
The background
Argyle purchased the 6 acres of land from John Bitter in September.
Mike Silvaggio from LandCore development spoke to council Dec. 16 about building a town center in the 12.19 acres adjacent to their property that include residential, retail and commercial buildings.
Silvaggio asked the Municipal Development District for a $40,000 grant grant to begin traffic impact assessments, water flow studies and utility studies for the 12.19 acres of the property. The Municipal Development District approved for the contract to be made between Silvaggio and the Municipal Development District which will be looked at and considered for approval on Feb. 6.
What’s next?
The town attorney will make a professional services agreement with Ramel to show to Town Council for approval at a later meeting.
