A 195-acre mixed-use development was tabled for the second time by the planning and zoning commission in Argyle.

Commissioners voted to table the proposal again Jan. 8, and a third discussion of the development will likely occur next month.

The overview

The property is located off of the southwest corner of I-35W and Robson Ranch Road, according to city documents. The development, named Heritage Planned Development District, consists of office, retail and commercial uses.

The proposed development would include 129 acres of community retail space, 40 acres of office retail space and 15 acres of community facilities including medical services.


The applicant, Bill Dahlstrom, proposed adding a 100,000-square-foot grocery store with gas pumps, 84,000 square feet of medical space, 36,000 square feet of retail space, and 54,000 square feet of fitness space, according to city documents.

The applicant made several changes to their development since it was last proposed Dec. 4, per city documents.

Dahlstrom proposed adding four story buildings for community retail spaces, not exceeding a height of 75 feet and six story buildings in community facility areas, not to exceed a height of 120 feet.


Previously the applicant requested a full service car wash, but now the request is for a self-service car wash as an accessory to the grocery store.

Additionally, the landscaping will follow the minimum requirements of the town with exceptions for areas zoned as community retail, which includes 129 acres. That section of the property will include 20% landscaping, with the town’s standards being 25% and have a 10-foot buffer yard width, down from the town’s standard of 50 feet. The applicant also proposed a 25-foot landscape preserve which includes an 8-foot paved path.

Open space requirements have also been updated to match the city standards and includes an amenity for every acre of open space. Currently, the applicant is proposing 14.2 acres of open space not including the landscape preserve.

The proposed amenities include exercise equipment, a shade structure, a gazebo, signature lighting, sport courts or fields, an open air picnic lawn, a playground, or a dog park.
