A new retail development that includes a five-story hotel could soon be located near Toyota Stadium. The Frisco Planning and Zoning Commission voted 5-1 to approve a rezoning request to make way for the new development during Tuesday’s regular meeting. The 31.5 acre-development will be located on the southwest corner of All Stars Avenue and World Cup Way. The developer applied for a rezoning request because the five-story hotel exceeds the maximum height in that specific zoning district, which is for buildings to be two stories or 40 feet high. However, city staff said because the proposed development is near Toyota Stadium and the associated ballfields, staff recognized the area is prime for development that establishes good open space design and increased connectivity in the area. City staff said the proposed development envisions an urban environment that will serve as a destination. The proposed development includes a collection of office, retail, restaurant and hotel with a central open space in the heart of the development. The development will also include two monument sites that are each 385 square feet. Steve Cone was the only commissioner to vote in opposition to the development, stating there could be some modifications to the development to make it more connected to the surrounding developments. This development will come before the City Council at a later date for final approval.
