College Station City Council fully approved the $10.84 million sale of 28 acres in midtown to Bass Pro Shops and the Corinth Group for mixed-use development on Sept. 24.
The gist
As previously reported by Community Impact, the sale of the land to Bass Pro and Corinth was originally announced by College Station Mayor John Nichols in August. The council also reviewed economic studies and potential tax benefits of the sale in mid-September. The sale is part of an initiative to expand midtown College Station, including a baseball park development.

According to the city's blog, Bass Pro is expected to bring and incentivize:
$35 million in annual sales, with an estimated $20 million in locally taxable sales
The city will rebate a portion of sales tax generated by the store, starting at 80% and decrease to 35% over 10 years.
Bass Pro will receive a $3.5 million reimbursement from the city when construction is complete.
The city said the deal with the Corinth Group goes back to January 2025. It includes:
100,000 square feet of commercial space
$5.04 million purchase price with a maximum credit of $696,960
Chief Development Officer Michael Ostrowski reviewed the project’s parameters in a presentation and took questions from the council. He said the potential economic impact of the Bass Pro and Corinth Group developments would substantially help with the growth of midtown.
What the council is saying
Council member Bob Yancy said the presence of Bass Pro will incentivize more development in the area.
“With the extras that are not reflected in the four corners of the documents in the agenda, when you add those and look at the deal we have now, this is a screaming deal for the community,” Yancy said.
Council member Melissa McIlhaney said the deal had taken many months, but it was a great sign of perseverance.
What’s next
The council unanimously voted in favor of the agreements with Bass Pro Shops and the Corinth Group. As previously reported by Community Impact, Bass Pro is projected to open in College Station sometime in 2028.
