July housing figures for Bastrop-Cedar Creek show fewer closed sales and longer market times, while home price trends moved in opposite directions by ZIP code year over year, according to Unlock MLS data.
The overview
In the 78602 and 78612 ZIP codes, 67 homes sold in July—down from 77 during the same month in 2025.
Homes also spent more time on the market, rising from an average of 56 days in July 2025 to 74 days in July 2026. The average price per square foot increased from $193 to $199.
New listings fell from 130 to 111 year over year, while the number of homes under contract increased from 60 to 71.
Zooming in
ZIP code 78602 accounted for most of the area's sales, with 47 homes sold in July—down from 64 homes in July 2025. ZIP code 78612 saw an increase, with 20 homes sold compared with 12 during the same month last year.
Homes took longer to sell in both ZIP codes, as average days on the market increased from 64 to 84 in 78602 and from 34 to 50 in 78612.
Median home prices moved in opposite directions. In 78602, the median sales price increased nearly 14%, while in 78612 it fell about 15%.
Something to note
Most homes sold in July were priced between $300,000 and $499,999. Of the 67 homes sold across both ZIP codes, 37 fell within that range.
Another nine homes sold for less than $300,000, while 21 sold for $500,000 or more.
