New residences and retail spaces are coming to South Congress Avenue in 2027.

The overview

Leland South Congress, located near the intersection of South Congress and East Live Oak Street, will consist of 270 residences and 22,000 square feet of ground floor retail space from real estate developer Intracorp Homes. Retail partners have not been announced yet.

The seven-story building will feature studio and one-, two- and three-bedroom condominiums as well as penthouse residences. Amenities will include a pool, a private garden, a pet grooming and play area, a library, coworking lounges, a fitness center, and more.

“It was important to us and the future of South Congress to place an emphasis on ground-level place-making, and continue to make South Congress Avenue the most dynamic and engaging pedestrian experience in Texas,” said William Sayers, Intracorp Homes vice president, in a news release.


What else?

Other upcoming changes to the street include a new development underway at the intersection of South Congress with Riverside Drive. New York-based developer Related Cos. is transforming the 6-acre site to include retail space, a hotel and more. The only property to remain on the site will be 45-year-old karaoke bar Ego’s.

Intracorp is also behind the Congress Lofts, located in the St. Elmo District on South Congress Avenue. For the Leland South Congress project, the developer partnered with Michael Hsu Office of Architecture for the design.

Next steps


Construction will begin in late 2024 and is expected to be completed in 2027.
