On Oct. 15, San Marcos City Council will be considering a Chapter 380 development incentive agreement for the construction of a 100,000-square-foot H-E-B grocery store, which would be located at the southeast corner of I-35 and McCarty Lane.
How we got here
In efforts to expand its grocer options, the council approved a resolution supporting an incentive agreement for grocery store development in May.
H-E-B submitted an incentive request in August, citing the resolution as having a direct impact on their decision to build another store in San Marcos, according to agenda documents.
What residents should know
The proposed deal includes the construction of an additional 10,000-square-foot convenience store with fuel pumps and a car wash. The project is estimated to bring 212 full-time jobs and an additional 238 part-time jobs to the city of San Marcos, according to agenda documents.
On Sept. 26, the economic development board voted to recommend the project and incentive agreement to council. City staff is also recommending approval of the project with the caveat that the new store is open to the public on or before Dec. 31, 2026.
By the numbers
The proposed incentive agreement consists of property and sales tax rebates over a five-year period. The city of San Marcos could retain a total of $604,000 in property taxes and $1 million in sales taxes, according to agenda documents.
