An apartment complex named Flatz 512, located at 834 Cottonwood Parkway in San Marcos, is almost complete.

The project broke ground in 2020 and is expected to be completed in August, according to an email from Assistant Manager Amanda Benavidez.

Developed by Z-Modular, a subsidiary of steel manufacturer Zekelman Industries, Flatz 512 has 384 units across eight buildings in addition to the leasing office. Flatz 512 will be leasing studios and one- to three-bedroom units.


The $82 million project will offer a variety of amenities, including:
  • A pickleball court
  • A fitness center
  • A sports simulator lounge
  • A dog park and spa
  • A conference room
  • A grilling patio with firepits
Flatz 512 will also offer electric vehicle charging stations and trails, and feature a pond with fish.

According to Z-Modular's website, the company builds each apartment "module" off site and ships them to the job site to be stacked and finished.

Benavidez described Z-Modular's construction process as "unique."


Z-Modular built each apartment module in Killeen in 2021, Benavidez said.

"They bring [the apartment modules] here and attach it to the site. The process is truly unique with the multifamily industry, and Greystar is proud to manage this unique community in San Marcos," Benavidez said in an email to Community Impact.
