The redevelopment of a residential property at 201 Gattis School Road, Round Rock, that would see a formerly residential property become a mixed-use development will be decided by city officials July 13.
What happened
City Council will consider the rezoning of the 0.91-acre property July 13 at the request of developer Ravi Kafley, who seeks to redevelop the property, although it is unclear what kind of development it would be.
The rezoning request comes in the form of an amendment to the city’s future land use map, which designates the Mays Street/Gattis School Road corridor as a major commercial intersection. The proximity to this corridor does not make this property suited for residential use, said Brad Wiseman, Round Rock Planning and Development Services Department director, during a July 11 packet briefing.

“The subject track was zoned residential in 1969,” Wiseman said. “Obviously, a lot has changed in the last 50 years.”
The takeaway
The property is adjacent to a two-story apartment complex in the west with single-family homes to the east. Wiseman said the maximum building height of three stories is only half a story taller than the residential area, making the limited mixed-use zoning appropriate for the property.
