A new report from the Austin Board of Realtors shows that while the median home price in Round Rock, Pflugerville and Hutto continued to rise in April, home sales saw a slight decline.

According to the report, the median home price across Round Rock, Pflugerville and Hutto in April was $502,000, a 2.45% increase over March's median price of $490,000 and an approximately 18.12% increase over April 2021's median price of $425,000.

The three cities saw a combined 484 closed home sales in April, down from 516 in March. The figure marks an 11.03% drop in sales from April 2021, when Round Rock, Pflugerville and Hutto together had 544 closed sales.

These trends are consistent with those seen in the Central Texas market at large. The median home price across Central Texas was $485,000 in April, a 20.5% increase over April 2021, while the total number of closed sales across the region in April was 4,936, down 6% from the previous April.

In the report, ABoR President Cord Shiflet said fluctuations in home sales and supply are par for the course in fast-growing markets like Round Rock, Pflugerville and Hutto.


“The ups and downs we are seeing in our market are normal and somewhat expected considering the fast pace at which our market has moved over the past two years," Shiflet said. "Our area continues to really be influenced by companies targeting the Austin area for job creation and expansion, and that relocating workforce needs a place to live."
