What happened
Joel Desmond, land acquisition analyst at Workhub, presented the concept design for the facility at a June 24 City Council meeting.
“We just don’t build four walls and a roof, we build an innovative space for businesses that [are] growing, and we give them the tools to grow,” Desmond said.
Workhub has monthly meetings with tenants, who Desmond called members, as well as helping with marketing and obtaining investors. The current client base includes bookstores and a NASA-affiliated business.
“Our member pool ranges from people who are innovators to people who are daily business people,” Desmond said.
The two buildings would include 36 suites at an average of almost 2,000 square feet per unit.
The background
Workhub, based in The Woodlands, has business parks in Spring, Conroe and Magnolia, Texas. The company offers work spaces starting at $990 per month.
Offerings include both warehouse and office units, with amenities such as high-speed internet, forklifts and loading docks.
A closer look
The Pflugerville Workhub site sits directly north of the Highland Park North Neighborhood. To limit impact on nearby residents, the project includes a 50-foot landscape buffer.
In addition, the two buildings will be oriented with the roll up doors facing each other, and a drive aisle between them.
Pflugerville city staff recommended approval with the additional following conditions:
- A height limitation of 30 feet
- Structures to provide for multiple tenant spaces
- No outside storage
- No 18-wheeler parking
The Planning and Zoning Commission voted 3-1 in favor of the project at a June 2 meeting before the request came before council June 24. City Council voted in favor of the request June 24, and approved it upon second reading July 8.
