The gist
The project is being developed by High Street Residential, a subsidiary of Trammell Crow Co. According to a Trammell representative, the first phase of construction has already begun. Representatives also added its joint venture partner CBRE Investment Management is providing capital for the project.
Leasing is expected to begin in fall 2025.
The details
According to a news release from High Street Residential, the property will be built out in three phases. Phase 1, consisting of 17 acres of land, will deliver:
- 444 units, including 15 garden-style apartments and five townhomes
- An 11,000-square-foot resident clubhouse with a work-from-home space, a fitness center and a golf simulator
- A resort-style pool
- A 9,000-square-foot dog park with a splash bad and pet wash stations
- Electric vehicle-charging stations
- 141 private garages available for rent
Once the entire project is completed, the property will have an estimated 1,400 residential units as well as a 6-acre outdoor amenity park with pickleball courts, jogging trails and a playscape.
Per the release, Merle on Howard will be located near I-35 and the SH 130 toll road as well as less than a mile away from the former Dessau Dance Hall, where artists such as Merle Haggard, who inspired the property’s name, have played.
