A 98.1-acre tract of land on the eastern edge of Pflugerville will be home to a single-family development called Meadowlark Preserve.

Pflugerville City Council approved a development agreement for Meadowlark Preserve at an Oct. 11 meeting.

According to a city presentation, the development is expected to have up to 375 single-family units in a variety of lot sizes that could include traditional single-family homes, townhomes and triplexes.

However, a representative from homebuilder Lennar said it is too early to say precisely what the distribution of unit types will look like.

The development will feature approximately 25 acres of parks and open space, much of which will be open to the public, according to the presentation.


A future extension to Pflugerville Parkway will run through the center of Meadowlark Preserve; developer Meadowlark Preserve LLC will contribute funding and donate right-of-way for the extension project.

At the same meeting, council approved creation of a public improvement district, or PID, for the development. A PID is a type of special district where residents within the district pay a fee to fund maintenance and infrastructure projects.

Previously, the developer sought approval for another kind of special district called a municipal utility district, but council ultimately decided that a MUD would not be in the city's best interest.
