Construction began in spring 2021 on the first buildings of a massive 400-acre mixed-use development known as Lakeside Meadows.

Located at the east side of the intersection of SH 130 and East Pecan Street in Pflugerville, Lakeside Meadows, which Pflugerville City Council zoned as a planned unit development in January 2020, will contain industrial buildings as well as retail shops, offices and residences.

Dallas-based Ironwood Realty Partners is developing the industrial buildings underway, and they are separate from the other developments in the planned unit development.

The Ironwood buildings combine to form a master-planned industrial development called 130 Crossing, and when complete, it will contain more than 1 million square feet of commercial space.

President and founder Bob Rice said the warehouse-type buildings will be able to accommodate a variety of companies with usage including storage and manufacturing.


Called buildings 4 and 5, the structures under construction make up Phase A of Ironwood's section of Lakeside Meadows.

Sam Owen, managing director for Stream Realty, a company handling leasing for the Lakeside Meadows industrial project, said Building 3 will begin construction in early 2022, and Ironwood is seeking tenants in the warehousing, distribution, e-commerce, logistics and manufacturing industries.

Both buildings 4 and 5 are 170,000 square feet each and should be complete by the end of the first quarter of 2022, according to Amy Madison, executive director for the Pflugerville Community Development Corp.

"This industrial flex being built by Ironwood comes at an opportune time for our community given our proximity to both Tesla and Samsung facilities. It provides options in 2022 for vendors and suppliers of companies who are seeking just-in-time delivery in a preferred location on SH 130," Madison said via email. "We fully expect some of this space to be leased prior to completion of the facilities later this year and early 2023, as has been the case with other flex-industrial developments in Pflugerville in 2021."
