A four-story, age-restricted multifamily complex is in the works at the southeast corner of the East Pflugerville Parkway and Wilke Ridge Lane intersection in Pflugerville.

Pflugerville City Council approved a rezoning Feb. 9 of the 48-acre tract of land, referred to in city documents as the Hill Country Bible Church planned unit development rezoning.

Prior to council action, the land was zoned for retail and general business. The Hill Country Bible Church, its associated parking lot, soccer fields and a detention pond currently reside on part of the property.

The PUD rezoning will allow for future growth for the Hill Country Bible Church and will authorize the proposed multiphase mixed-use development.

Under Phase 1 of the PUD, a four-story multifamily complex will be developed on the eastern segment of the property. The development allows for the construction up to 196 units and will be a living community restricted to those age 55 and older, per city documents.

The multifamily development will include one- and two-bedroom units, according to city documents. No three-bedroom units have been proposed for the project.

Included in the project scope is a paved Veloway trail system "to provide an enhanced pedestrian connection through the entire church property," per city documents. Future land-use phases include limited retail and service land uses, as detailed in city documents.

Council approved the item Feb. 9 on consent, which means that no discussion was held prior to council's vote.
