A new City Hall and recreation center are one step closer to fruition in Pflugerville.
At a June 27 meeting, Pflugerville City Council approved a $3.86 million services agreement with construction management firm AG/CM Inc. to provide services for a new City Hall and multigenerational recreation center that will be part of the city's 29-acre Downtown East development.
The background
When complete, Downtown East will be a mixed-use development that includes a new City Hall facility, a recreation center, and numerous other commercial and residential buildings.
Pflugerville City Council approved the appointment of Griffin Swinnerton/Catellus as the master developer on the project Jan. 10, and staff said they are now able to create a more final design for the development. Downtown East has been in the works since late 2021, when the city purchased the 29-acre Pfluger Tract at the northwest corner of FM 685 and East Pecan Street.
Sorting out the details
As part of the design phase of the agreement, AG/CM will act as a consultant for the city. The responsibilities include:
- Reviewing design documents
- Estimating costs for various phases for the design
- Coordinating with local utilities and other entities
- Keeping track of the budget
- Maintaining general knowledge of plans and specifications
- Budget monitoring
- Scheduling review
“Our recommendation to extend these services to not only City Hall, but the [recreation] center was because of [AG/CM’s] level of responsiveness to Phase 1,” Assistant City Manager Emily Barron said of the development project.
