City officials will approve final design concepts in 2023 for amenities within Downtown East, a 29-acre development in downtown Pflugerville.

The mixed-use development will be home to a new City Hall and a 120,000-square-foot recreation center as well as a variety of other commercial and residential buildings.

Plans developed thus far for Downtown East have been purely conceptual and indicate the development could include up to 130,000 square feet of retail, 120,000 square feet of commercial, 500 multifamily residential units and 75,000 square feet of hotel space.

Pflugerville City Council approved the appointment of Griffin Swinnerton/Catellus as the master developer on the project on Jan. 10 and is now able to create a more final design for the development.

Downtown East has been in the works since late 2021, when the city purchased the 29-acre Pfluger Tract at the northwest corner of FM 685 and East Pecan Street.


Since then, the city has held several public engagement events and approved a programming schedule for the development’s recreation center; four basketball courts and a multilane pool will be among the center’s features.

The project officially moved into the developer solicitation phase in July. More information on the Downtown East development and future opportunities for public input are available on the city’s website.
